How this is calculated (Florida seller): Owner's title insurance uses the FL promulgated rate ($5.75 per $1,000 up to $100,000, then $5.00 per $1,000). The state transfer tax is documentary stamps on the deed ($0.70 per $100 of sale price; Miami-Dade differs). Intangible tax and note doc-stamps are the buyer's financing costs and are not included on a seller net sheet. Property-tax proration (FL taxes are paid in arrears) debits the seller for the days they owned the home this calendar year.
